Swedish rental basics
What you need to know
First-hand vs. second-hand
A first-hand contract is signed directly with the property owner and usually runs indefinitely. A second-hand contract is sublet from a tenant for a fixed period, both are common and both are legal when done correctly.
Deposit
The size and terms of the deposit vary and are decided by the landlord, what applies is what is written in your rental agreement. The deposit is normally returned after move-out if the home is left in the agreed condition. Always read the terms carefully and make sure the deposit is documented in the rental agreement between you and the landlord.
Personnummer
A Swedish personal identity number is not always required. A passport, letter of admission or employment contract often works as documentation, the landlord makes the final assessment. We work with landlords who rent to newcomers.
Home insurance
Hemförsäkring (home insurance) is expected by most landlords. The price varies depending on the insurer and the cover, roughly around SEK 100–200 per month. Compare for yourself to find the right one.

An agency fee is charged only upon a successful placement, according to the applicable tariff, and you always know the exact amount before you commit.

- Hyra
- The monthly cost of the home.
- Hyresvärd
- Landlord, the person or company renting out the home.
- Hyresgäst
- Tenant, the person renting the home, you.
- Hyresavtal
- Rental agreement, the written contract between you and the landlord.
- Deposition
- Deposit, security paid before move-in. Normally refunded after move-out if the home is left in the agreed condition, the terms are stated in the rental agreement.
- Förstahand & andrahand
- First-hand & second-hand, with a förstahand contract you rent directly from the property owner, usually indefinitely. With an andrahand contract you rent from a tenant for a fixed period, with the property owner's approval.
- Inflyttning
- Move-in, the date you get access to the home.
- Uppsägningstid
- Notice period, how far in advance the agreement must be terminated, often 1–3 months.
- Hemförsäkring
- Home insurance, covers your belongings and liability at home.
- Folkbokföring
- Population registration, registering your address with the Swedish Tax Agency.
- Borgensman
- Guarantor, someone who guarantees that the rent is paid.
- Flyttstäd
- Move-out cleaning, a thorough cleaning of the whole home when you move out, e.g. stove, extractor fan, windows, bathroom and wardrobes. Exact requirements vary, ask the landlord.
- Tillträde
- Access, the day you receive the keys and get access to the home according to the rental agreement.
- El
- Electricity, usually paid separately through your own contract with an electricity company.
- Varmvatten
- Hot water, usually included in the rent, but check your agreement.
- Kallvatten
- Cold water, usually included in the rent.
- Ingår i hyran
- Included in the rent, what you don't pay extra for. Always check the rental agreement for what is included.
- Förråd
- Storage unit, a lockable space for your belongings, often in the basement or attic.
- Parkering
- Parking, a space for a car or bicycle; rarely included in the rent, ask the landlord.
- Tvättstuga
- Laundry room, a shared laundry room in the building, usually booked via a list or an app.
- Förmedlingsavgift
- Agency fee, the fee a registered rental agent charges for the mediation work. Charged only once the mediation has led to a rental agreement, according to the applicable tariff, the amount is always stated before you commit.
